How it works

From a conversation to a house that is looked after.

  1. 01

    A conversation

Tell us how you use the house, who already looks after it, and what you would rather not manage from a distance.

  2. 02

    A baseline

A certified inspector sets the condition of the property. Manta is on site for that visit, and a private drive is opened for the records that belong to the house.

  3. 03

    One desk

Requests, vendors, projects, arrivals, and check-ins run through Manta. You hear what matters, and the thread has a single owner.

Verticals

Three lines of care. Most houses use more than one.

A luxury service for the maintenance, project management, cleaning, and boutique tasks a homeowner still needs done.

01

Residence Care

The condition of the house is known, and the practical work of keeping it that way is handled. Inspections, upkeep, and a home prepared before anyone arrives.

02

Lifestyle Support

The smaller tasks that still have to happen: errands, special preparations, and other work shaped to the household rather than a fixed menu.

03

Project Stewardship

Someone who stays with a project for its whole life. The brief, the vendors, the oversight, and the walkthrough at the end.

Services

What can be handed over.

Eleven ways the practice shows up. A consult decides which ones belong to your house.

  • 01

    Home Inspection

A certified inspector sets baseline expectations and the areas that need attention, including deferred maintenance. Manta meets the inspector on site so the condition of the house is understood, not only filed.

  • 02

    Custom Document Storage

Each property receives its own drive. Maintenance, tax, expenses, and the other records that make a full picture of the residence live there. It is a serious resource when the time comes to sell.

  • 03

    Arrival Readiness

The house is prepared before you arrive. Temperature set, linens refreshed, essentials stocked, and a final walkthrough completed. You walk in, settle, and use the home.

  • 04

    Maintenance

When something needs attention, the request comes to Manta. We source more than one solution and see that reliable contractors do the work at a reasonable price.

  • 05

    Routine Services

Landscaping, cleaning, and air-filter replacement can stay with vendors you already prefer, or move to vendors Manta works with.

  • 06

    Boat & Vehicle Care

Salt air and long stretches of sitting are hard on boats and cars. Manta schedules and oversees service, detailing, haul-outs, and battery and engine run-ups, and coordinates with your marina or shop, so they are ready when you are. Storm prep for the boat is included.

  • 07

    Project Management

Projects of any scale are managed by a trusted representative. Work under about $40,000 can be handled in house. Larger work may need a general contractor, sourced and quoted by Manta.

  • 08

    Check-ins

Property check-ins are available on request. Manta is on standby when a storm arrives or a life event means someone should be at the house.

  • 09

    Sale Preparation

Broker coordination, property photography, residence reports, and the maintenance history, assembled so a sale starts from a clear record.

  • 10

    Boutique Services

Fully custom work, shaped to what this household actually needs.

  • 11

    Services Audit

Services inflate over time when no one is watching. We look for what is overpriced or unnecessary, with the particularities of your property in mind.

Who it’s for

Owners who are not always at the house.

The usual client keeps a valuable residence on the Carolina coast and lives some, or most, of the year somewhere else.

  • Second-home owners

A coastal house that sits quiet most weeks, and should be ready on the weeks it is not.

  • Families between places

Time split across cities, with one residence that still needs temperature, linens, vendors, and a person who notices.

  • Absentee owners

A valuable property you cannot walk every day. Maintenance, records, and someone on site when it counts.

  • A sale on the horizon

Broker coordination, photographs, reports, and a maintenance history gathered before the listing does the talking.

Trust and process

How the work is held.

Client names stay off this site. Discretion is part of looking after a private residence.

  • 01

    On site for the inspection

Manta meets the certified inspector at the house, so findings become a plan rather than a PDF no one acts on.

  • 02

    More than one way forward

Repairs are sourced with more than a single option, then overseen with contractors who are reliable and reasonably priced.

  • 03

A record that stays with the house

Maintenance, tax, expenses, and the rest of the file live in a drive for that property. The history does not scatter across inboxes.

  • 04

    Standby when you cannot travel

Storms and life events do not wait for a convenient week. Check-ins are available on request, and Manta stays ready for them.
